Marketing your Home to Sell! The key to make any successful transaction in the market when it comes to business and sales, is price and exposure. Selling your home is no different. Pricing it right and getting in front of those ready to buy is the key to success. How do you do it? Well the best place to begin is to understand how to market your home.

Active Marketing vs Passive Marketing: Understanding the difference in the marketing strategies will help give you the edge over most of the homes for sale in your market. Passive marketing is basically sitting around doing nothing like, holding an open house, sending out flyers or advertising in the newspaper. These methods only work about 25% of the time. Yet, agents sell this concept as if this was the answer. The problem is this doesn’t get homes sold anymore. Active marketing on the other hand, is literally making phones calls every day, personally contacting potential buyers and asking them if they would like to buy your home. Finding where your customers are spending their time and getting your home in front of them is the objective. Which marketing strategy do you think is more likely to succeed.

Having a Marketing Plan! If you would never enter a forest without a map then why would you sell your home without a plan. Having a plan in place and knowing how to execute it is the key to getting your home sold fast and at the price you want. Going through a detailed marketing plan on where to market your home, how to present the content, and the storytelling ability to highlight your home is very important. From cold calling, door knocking, open houses, and social media, the idea is to execute your plan that puts your home in front of those who are willing and able to buy.

Finding the Right Buyers. Being able to market to the right buyers takes an understanding on modern day advertising. Far too many agents have struggled to adapt to target advertising on Facebook and Instagram. With the advancements of technology, you are now able to pick your target area, find every buyer that is looking for a home in that area and have your home pop up in front of them. You can be as specific and general as you want to be. For pennies on the dollar, you can do what costly ads on TV and radio could never do. With social media advertising you can run multiple campaigns for your home such as coming soon, just listed, and open house campaigns. The idea is to always stay in front of those buyers and expose your home to as many eyes as possible. The top agents in the industry understand this new way of marketing and put a lot of money into video and targeted ads online.
